The Midland Hotel, Manchester
Flat roof
After an initial visual survey of the iconic city centre hotel where Rolls met Royce, a core sample analysis was taken and Under1 Consultants decided to return to the building and carry out a full thermographic survey.
This was done both at dawn and then again at night when the building had heated up throughout the day and then cooled down. This showed the optimum results.
It was found that of the 2,000 sq metre roof – 200 sq metres had saturated insulation and there were several areas where stanchions went into the roof that were causing problems as well.
Without the thermographic survey identifying the specific areas that were causing a problem, the entire roof may have seemed to have needed replacing, which would not only have been costly and taken a lot of time, but would have been logistically difficult given the hotel’s location in the middle of the busy city centre.
Instead Under1 Consultants recommended that the wet insulation be replaced meaning the existing unaffected insulation could be retained.
From the initial condition survey and thermograhic survey Under1 project-managed the entire process from design and specification to contractor liaison right through to completion.
